Who Needs Mobile Home Insurance?
The short answer is yes! The long answer is still yes! It doesn’t matter that you have chosen a mobile home over a foundation laid home, you still need insurance. It is not like the difference between car insurance and an extended warranty on your TV. It is probably the most expensive investment you will make and protecting it, and you, is the wisest choice all around.
What type of coverage do you need?
There are a few key items that you should ensure are in your policy regardless:
Dwelling—this will cover the actual structure of you home, such as the windows, walls and ceilings.
Personal—this will cover all those items that are not a part of the above, such as electronics, furniture and clothing.
Liability and medical—this will cover you if someone sues for damage your property caused to them or their property as well as any medical or hospital bills associated with it.
You can then tailor your insurance based on how you are going to use your mobile home: as a full-time residence, a seasonal one or a rental. With that in mind, other items to consider are:
**outside structures like fences and garages
**flood insurance, if you live in a high-risk area
**general coverage for electrical, plumbing, heat, air conditioner and appliances
**physical damage or other named perils not included in the above
**transport coverage
**additional living expenses in the event your home become uninhabitable and you need to stay elsewhere
Just like with any insurance, there will be deductibles and out of pocket expenses, so it is important to know the details of your home and the plans for which to use it. Additionally, you can choose between replacement cost, actual cash value or a fixed amount, so knowing your facts is helpful.
You might have the option to pay a monthly premium rather than yearly. Either way, you should ask if you can bundle with any current insurance you have or need. And, ask what else you can do to help lower the premium (i.e. extra insulation around pipes and utilization of tie downs and ground anchors).
Shop around and compare at least 3 different quotes. Be honest and detailed about the conditions of the mobile home and your expected use of it in order to get the most accurate quote. You probably won’t have much luck trying to find mobile home insurance online, so be prepared to speak to an independent agency.
In the end, you are looking for an insurance policy that combines good rates and a good assortment of optional extra’s called endorsements.
